Scan to BIM Services & As-Built Modeling

Convert raw physical environments into intelligent, parametric Building Information Modeling (BIM) geometries. We deliver LOD-specified Revit models derived from millimeter-accurate point cloud data to accelerate design and eliminate structural unknowns.

What is Scan to BIM?

Scan to BIM (Building Information Modeling) is the reverse engineering process of converting a 3D laser scan (point cloud) of a physical space into a parametric, data-rich 3D model. Unlike a "dumb" 3D mesh, a BIM model generated in software like Autodesk Revit assigns real-world properties to elements. A wall is not just a rectangle; it is defined as a wall with specific structural layers, materials, and load-bearing data. This intelligence is crucial for accurate renovations, facility management, and architectural planning.

Levels of Development (LOD) & Exact Metrics

Not every project requires millimeter-perfect rivet modeling. We tailor our modeling tolerances using the standard AIA LOD framework to ensure you only pay for the detail you need.

LOD 200: Schematic Design

Conceptual modeling. Elements are modeled as generic placeholders. Approximate quantities, size, shape, and location are provided. Best for initial space planning and high-level architectural block-outs.

LOD 300: Design Development

Accurate modeling of specific assemblies. Precise quantity, size, shape, location, and orientation. This is the industry standard for traditional architectural retrofits and engineering clash detection.

LOD 400 & 500: Fabrication & As-Built

Highly detailed fabrication/assembly level models, complete with non-geometric metadata and as-built field verification. Every pipe flange, conduit, and structural bolt is modeled to exact real-world dimensions.

The Technical Process: Scan to BIM Workflow

Phase 1: LiDAR Data Capture

Our field teams deploy terrestrial laser scanners to rapidly capture the physical geometry of the site, generating a high-density, colorized point cloud.

Phase 2: Point Cloud Indexing (ReCap)

The raw scans are stitched together and indexed into an Autodesk ReCap format (.rcp). This optimized format allows massive multi-gigabyte files to be loaded smoothly into drafting software.

Phase 3: Revit Parametric Modeling

Our BIM engineers import the point cloud into Autodesk Revit. We trace the real-world data to create parametric families (walls, doors, pipes) matching the requested LOD specifications.

Phase 4: Clash Detection (Navisworks)

For MEP projects, the new design models are federated against the existing as-built BIM in Navisworks to perform automated clash detection, ensuring new HVAC routing doesn't intersect with existing structural beams.

Phase 5: Deliverable Export

The final model is rigorously QA/QC'd against the original point cloud for deviation analysis, then delivered in native .rvt and open standard IFC formats.

Real-World Scenarios: De-Risking South African Projects

Architectural Retrofits

Generating accurate baseline Revit models for heritage buildings in Pretoria, allowing architects to design modern glass extensions without structural conflicts.

MEP Plant Upgrades

Scanning complex boiler rooms in Johannesburg to model dense piping networks. This allows engineers to pre-fabricate replacement pipes off-site with 100% confidence they will fit during installation.

Facility Management

Creating LOD 500 digital twins of industrial facilities, enriched with metadata (installation dates, maintenance manuals) for long-term lifecycle management.

Frequently Asked Questions (South Africa)

What file formats will I receive, and are they compatible with Revit or AutoCAD?

We deliver registered point cloud data in .RCP, .E57, and .LAS formats (100% compatible with Autodesk Revit, AutoCAD, Navisworks, and ArchiCAD), as well as native 3D .RVT BIM models (LOD 200–500) and 2D/3D .DWG CAD drawings ready for immediate design workflows.

What level of accuracy can 3D laser scanning achieve on site?

Our high-definition terrestrial LiDAR scanners achieve sub-millimeter to ±2mm spatial accuracy. This millimeter precision allows engineering and architectural teams in South Africa to pre-detect clashes and eliminate costly site rework before fabrication or construction begins.

What is the difference between a Point Cloud and a Scan-to-BIM model?

A Point Cloud is a raw 3D digital measurement map composed of millions of laser points (.RCP/.E57). Scan-to-BIM converts that raw point cloud into an intelligent, parametric 3D Revit model (.RVT) containing smart building objects like structural beams, walls, pipes, and MEP systems for architectural design and facility management.

How long does a 3D scanning survey and modeling project take in South Africa?

Our localized survey teams in South Africa can mobilize within 24 to 48 hours of project approval. On-site scanning is up to 75% faster than manual surveying (typically 1 to 2 days on site), and registered point clouds or 3D BIM models are delivered within 3 to 5 business days.

Can 3D laser scanning be conducted on active industrial or mining sites without downtime?

Yes. Non-contact terrestrial laser scanning operates safely from a distance without touching equipment or disrupting plant operations. Our field surveyors hold safety certifications and medical clearances to operate on active construction sites, chemical plants, and underground mines across South Africa.

How are 3D laser scanning project costs calculated?

Pricing is based on site square footage/acreage, spatial complexity (e.g., commercial building vs. complex industrial MEP plant), and requested deliverable type (raw point cloud vs. LOD 300–500 BIM model). You can request an instant indicative cost estimate via our online estimator tool.
